How the real estate commission estimate works
The calculator starts with the property sale price and total commission rate. It divides that commission between the listing and buyer sides, then applies the referral fee and brokerage split to the listing side. It also estimates seller proceeds before any mortgage payoff.
Total commission = sale price × commission rate. Listing-side gross = total commission × listing-side share. Agent net before tax = (listing-side gross − referral fee) × agent split − agent expenses.
Example
For a $500,000 sale with a 6% total commission and a 50/50 side allocation, total commission is $30,000 and each side receives $15,000. If the listing agent has a 70% brokerage split, no referral fee and $500 of transaction expenses, the estimated listing-agent net before tax is $10,000.

This tool does not prescribe a customary commission. Commission rates, side allocations, brokerage splits and referral terms are negotiable and should come from the applicable agreements. Seller proceeds exclude mortgage payoff, taxes, concessions and any closing costs not entered.
