How to estimate a garage conversion

  1. Measure the interior length, width and wall height in one unit system.
  2. Enter the area of retained openings that will not receive wall finishes.
  3. Measure the total garage-door opening width and height if the opening will be framed and enclosed.
  4. Enter consistent rates for the floor, walls, ceiling and garage-door infill, then add windows, doors and trade costs.
  5. Apply a contingency allowance and compare the itemized result with written local bids.

Checked example: a 20 × 20 ft garage has 400 sq ft of floor and ceiling area. With 8 ft walls and 20 sq ft of retained openings, the finishable wall area is 620 sq ft. The sample inputs produce a base subtotal of $33,540.00, a 10% contingency of $3,354.00 and a total of $36,894.00.

Formulas used

Floor area = length × width. Gross wall area = 2 × (length + width) × wall height. Finishable wall area = gross wall area − retained opening area. Ceiling area equals floor area. Garage-door infill area = total opening width × opening height. Each measured cost = area × entered rate. Window and door costs = count × average entered cost. Base subtotal = all measured, counted and fixed costs. Contingency = base subtotal × contingency percentage ÷ 100. Total budget = base subtotal + contingency.

Avoid double counting

Use either material-only rates with separate labor or installed rates that already include labor. If a flooring, wall or ceiling rate includes labor, do not enter that labor again. Garage-door infill covers the structural closure of the opening; wall finishing can still apply to the completed surface. Set any included or unnecessary item to zero.

Important limits

This calculator is an itemized arithmetic estimate, not a local quote or a determination that a garage is legal living space. It does not infer foundation work, slab moisture correction, structural engineering, fire separation, egress, parking replacement, insulation code, energy compliance, utility capacity, accessibility, taxes or permit approval. Confirm scope, code, zoning and pricing with qualified local professionals.
