How the rent budget is calculated
The calculator uses two independent limits and selects the lower one. This keeps a broad gross-income guideline from overriding the expenses and savings goals you actually entered.
All-in housing cost adds the advertised rent to utilities, renters insurance, parking, recurring building fees and other required housing costs. Estimated move-in cash includes the first month’s rent, the entered security deposit and one-time fees.

What to include before choosing an apartment
- Use reliable take-home income. If income varies, use a conservative monthly average.
- Enter minimum required debt payments, not the full outstanding balances.
- Include realistic non-housing essentials and a savings target so the result is not based only on a percentage rule.
- Ask which utilities and recurring fees are excluded from advertised rent.
- Keep emergency savings separate from the cash needed for the deposit and first month.
Limits of this calculator
The equal roommate split does not allocate different bedroom sizes or private amenities. The tool does not model tax withholding, future rent increases, credit checks, subsidies, guarantors or jurisdiction-specific deposits. A zero cash-flow ceiling means the entered commitments already use all take-home income before base rent.
Frequently asked questions
Is 30% of gross income a required rent limit?
No. It is a common planning reference. Your cash flow, local costs and a landlord’s screening policy may support a different number, which is why the percentage is editable.
Should utilities be included in rent affordability?
Yes, when they are paid separately. The calculator subtracts utilities and other recurring housing costs before determining the cash-flow ceiling, and adds them to the all-in housing total.
How much income is needed for a chosen rent?
The annual income requirement divides the advertised monthly rent by the selected gross-income percentage and annualizes it. It is a guideline only and does not predict approval.
Does adding a roommate increase the recommended ceiling?
No. The roommate field only shows an equal share of the entered rent. To model combined household affordability, enter the combined annual gross and monthly take-home income, along with shared commitments.
