What is net effective rent?
Net effective rent is the average monthly base rent after spreading lease concessions across the entire lease term. It is useful when an apartment is advertised with “one month free,” “two months free,” a signing credit or another guaranteed discount. It does not mean the landlord will bill that same averaged amount every month.
Gross rent is the stated monthly base rent before concessions. Net effective rent averages the discounted base-rent obligation. This calculator also shows an all-in monthly average after recurring and one-time mandatory fees, without confusing those fees with rent concessions.
Net effective rent formula
Let R be gross monthly rent, M the lease term in months, F the free-rent months and C another guaranteed concession:
Net effective rent = [R × M − (R × F) − C] ÷ M
For the optional all-in estimate:
All-in monthly average = [net base rent + (monthly mandatory fees × M) + one-time mandatory fees] ÷ M
Checked example
Suppose gross rent is $3,000 per month on a 12-month lease with two months free and a $500 signing concession. Gross base rent is $36,000. Free rent is worth $6,000, so total concessions are $6,500. Net base rent is $29,500 and net effective rent is $2,458.33 per month.
If mandatory fees are $100 per month plus $300 once, total fees are $1,500. The total lease cost becomes $31,000 and the all-in monthly average is $2,583.33. These values were independently checked from the totals, not only by the page script.
What to include and exclude
- Include free-rent periods and fixed credits that the signed lease guarantees.
- Include only mandatory recurring or one-time charges in the optional fee fields.
- Do not subtract a refundable security deposit as a concession.
- Do not assume utilities, parking, insurance, taxes or move-in costs are included unless you enter them as mandatory fees.
- Compare leases using the same cost categories and currency.
Limits and interpretation
The lease term must be a whole number from 1 to 120 months. Free rent may include decimals but cannot exceed the lease term. Total concessions cannot exceed gross base rent. Monetary inputs accept values through 1,000,000,000. The tool performs arithmetic only; it does not interpret lease language, local law, tax treatment, payment timing, renewal clauses or whether a concession can be withdrawn.
