Rent Increase Calculator

Calculate a new monthly rent from a percentage, or enter old and new rent to find the percentage change. Project the same increase assumption across future years. Currency changes formatting only; it does not convert values.

Use 12 for a full year; use 6 if the change starts halfway through the next 12 months.

Rent increase formulas

New monthly rent = current monthly rent × (1 + increase percentage ÷ 100)

Increase percentage = (new rent − current rent) ÷ current rent × 100

Monthly increase = new rent − current rent

Annualized increase = monthly increase × 12

For a multi-year scenario, the calculator compounds the entered or derived percentage once per year. If the first change applies for fewer than 12 months, only the first year’s total is prorated; later projected years use 12 months at that year’s rent.

Checked examples

Five-percent increase: A monthly rent of US$2,000 increased by 5% becomes US$2,100. The increase is US$100 per month or US$1,200 for 12 months. If 5% repeats annually, the monthly rent in year 5 is US$2,552.56. Total rent across five full years is US$139,245.91, which is US$19,245.91 more than an unchanged US$2,000 monthly rent.

Find the percentage: If rent changes from US$1,850 to US$1,995, the monthly increase is US$145. The percentage increase is 145 ÷ 1,850 × 100 = 7.8378%, or about 7.84%.

How to use the projection

  1. Select whether you know the percentage or the new monthly rent.
  2. Enter the current rent and the known change.
  3. Choose how many months the new rent applies during the first 12 months.
  4. Choose a 1–30 year horizon. The table repeats the same annual percentage only to illustrate a scenario.

Important limits

  • This calculator does not determine whether an increase is legal, permitted by a lease, exempt, capped, properly noticed or enforceable in any city, state, province or country.
  • Local rules may depend on address, building type, tenancy dates, inflation indexes, subsidies, renovations, notice timing and other facts. Consult the applicable housing authority or qualified adviser.
  • The projection assumes one identical percentage increase per year. Actual future rents may rise, fall or stay unchanged.
  • Utilities, concessions, deposits, fees, moving costs, taxes and renter insurance are excluded.
  • Current and new monthly rent are limited to 1 billion currency units, the increase to 0–100%, and the horizon to 1–30 whole years.
